Abstract:
This paper presents the findings of the existing university infrastructural facilities (i.e. water supply, electricity supply, office facilities, faculty buildings, laboratory facilities and toilet/convenience facilities) in a representative sample of staff satisfaction with workplace facilities in the School of Environmental Technology, Federal University of Technology, Akure Nigeria. Published literatures have been analysed to review knowledge areas pertaining to workplace facilities and their contributions to organisational high productivity. Various workplace facilities evaluated in this study have been analysed to identify major areas of challenges for the faculty staffs’ satisfaction. A user satisfaction survey was developed to obtain the staffs’ qualitative feedback on their experience and satisfaction with the facilities provided in the faculty. The findings of the survey were analysed and reported to describe the level of satisfaction with the identified performance requirements for the workplace facilities. The main purpose of conducting the study was to determine whether or not the facilities provided at the workplace by the organisation provides the needed satisfaction to the working staff for optimum performance. This paper is of practical value to employers of labour whether private or public sectors, educational institutions, staff and students whose performance of duties are tied to the available facilities. University administrators involved in the provision of infrastructural facilities in the workplace should ensure that the provision and up-keep of the workplace enhancement requirements presented in this paper are properly addressed in the system.

Abstract:
This paper examined the perceptions of home owners on women’s land rights in selected towns in Southern Nigeria. The greatest reason perceived by most respondents as why females should have land right was legacy for children while social status was the least. Recommendations include attitudinal change to women’s land rights and empowering women to exercise and secure their property rights.

Abstract:
This study aims at assessing conflict resolution management in commercial multi-tenanted property in Akure. It identifies the various sources of conflict and the perception of the occupiers on the method of resolution. Structured questionnaires were administered to the occupiers of the commercial property. Findings revealed that uncooperative attitudes towards the maintenance of common parts by the tenants is a major factor responsible for conflict occurrence in the property while the respondents were of the opinion that the approach of ejecting conflicting parties when conflict persist in the property is the best method to be adopted. Recommendations put forward suggest that creative problem-solving strategies are essentially positive approaches to conflict management, and such management should start from tenants’ recruitment stage and whenever conflict arise, the managing agents should ensure that parties’ point of view are observed, and issues in conflict are clarified so that they will not be biased in taking final decision.

Abstract:
This paper investigated the remote and immediate causes of farmer- herder conflicts in Kogi State. 293 farmers and 56 herdsmen were sampled from selected farming communities and Fulani camps respectively. Communication gap, blockage of cattle tracks, lack of grazing fields and huge fines imposed by local courts were the identified causes. Recommendation was the creation of stock routes and grazing reserves in designated areas to curb the incidence.

Abstract:
With the recent challenges on the natural environment, there is no better time to consider the issue of landscaping, not only for its mitigating benefits to the environment but also for its impact on the property itself. This paper examines the reasons for landscaping residential properties and its effect on rental values. It also examines the attitudes of property owners and tenants to landscaping. Methodology includes administration of three sets of questionnaires to Firms of Estate Surveyors and Valuers, tenants and residential property owners selected from Ijapo Housing Estate, Akure. Findings reveal that 60% of tenants who live in landscaped properties will not consider living in property without landscaping even if the rents are lower while 65% are willing to pay for the maintenance of landscape features. This means higher rents and this fact is further confirmed by 100% of the property owners that landscaping definitely increases the value of their property. The paper recommends that there should be public awareness on the importance of landscaping backed up with a government policy to incorporate landscaping into building approvals requirement.

Abstract:
This paper examined the views of home-owners in a Ijapo residential estate to the benefits of landscaping. Findings show that homeowners are concerned mainly with the aesthetic benefit of landscaping and quite unenlightened about other importance of landscaping to the sustainability of the housing development. The paper recommended the need to make landscaping a requirement for building approval by the planning authorities and enlightening homeowners on the benefits of landscaping.

Abstract:
This paper revealed the impact of the expansion of Arakale road, a major commercial area in Akure, Nigeria on the informal sector, mainly traders and artisans. The loss of customers due to the demolition of business premises, accompanied by inaccessible roads to new make-shift shops had resulted into reduction in profit and meager income. Compensation paid to the displaced traders was inadequate compared to the loss and inconvenience incurred. The study recommended the provision of accessible and affordable shopping complexes for the traders, speedy completion of the road project to reduce the hindrance of customers in reaching the business area the need to take into cognizance the informal sector and their space requirement while planning the city.
